Midtown at Bonita Opens One Storefront at a Time, Right on the Way Home to Quail West

  • October 22, 2026

When does Midtown at Bonita open? The project doesn't have one opening date. Each business inside it has its own, and only one tenant has publicly named a target month so far.

The developers and the local press describe the timing in a general way. In June, SWFL.life reported first openings were projected "before the end of 2026." By late August, SWFL.life was putting the first openings in the fourth quarter of 2026. For anyone who drives Bonita Beach Road to and from Quail West, the start of that fourth quarter will look like a few lit windows on a construction site, not a grand opening.

Thirteen Buildings, Each on Its Own Clock

The reason is in how the project is being built. DeAngelis Diamond, the general contractor, describes its job as constructing 13 retail buildings with a mix of grey and white shell spaces "designed to accommodate a variety of future tenant buildouts and retail uses."

So when the contractor finishes a building, nothing is ready to open yet. It hands over spaces that each tenant then finishes on its own. A national chain with a standard store design moves at one pace. A family-owned restaurant fitting out a dining room and kitchen for the first time moves at another. A pizza place adding garage doors and a patio bar moves at a third. Thirteen buildings and dozens of tenants add up to a lot of separate completion dates.

The developer made this point himself at the Nov. 6 groundbreaking. Gulfshore Business reported that Andrew Zuckerman, president of The Zuckerman Group, said some shops could open by the end of the following year, then added a qualifier:

"Don't hold me to that."

The Half-Mile Quail West Already Drives

The location matters to Quail West because of where the club's own directions send people. Quail West's published directions say to leave I-75 at Exit 116, go half a mile east on Bonita Beach Road to Bonita Grande Drive, turn right, and follow Bonita Grande south for half a mile to the main entrance.

Midtown sits on Bonita Beach Road just east of I-75, at 13000 Bonita Beach Road SE. That's the same stretch of road east of the interstate that the club's directions use. The 68-acre site has room for a lot. It was approved for up to 315,000 square feet of commercial space, but the plan is being trimmed to about 175,000 to 200,000 square feet, and more than 30 acres will stay open space with lakes and walking paths. According to SWFL.life, the aim is a "more curated, pedestrian-friendly environment rather than a traditional shopping center."

Bonita Springs Mayor Mike Gibson called it "a much-needed project on this side of town," Gulfshore Business reported. Until now, a weeknight coffee, bagel or pizza for Quail West meant heading west past the interstate. Midtown puts those on the near side of I-75, a short drive from the gate.

Three Kinds of "Coming Soon"

At the end of October 2026, not every name on the tenant list is equally far along. One has a target date. Most have been announced with no date. One shows up only in public permit records.

Status Businesses Source of the information
Public target month LowBrow Pizza & Beer, aiming for the first half of December 2026 Owner interview reported in October
Announced, no public date TJ Maxx, Ulta Beauty, Starbucks, Alea, Home Sweet Home, Dana Tyler Boutique, Airport Donuts, Prime IV Hydration & Wellness, Fresh Monkee, Mattress Warehouse, Chipotle Mexican Grill, Panera Bread, Mason's Famous Lobster Rolls, Jeff's Bagel Run, The Hangry Bison, Gelato&Co, Cold Stone Creamery, Three Sixteen Cafe, Bonita Beach Wine & Spirits, Club Pilates, Noire the Nail Bar, Pacific Dental Services Developer announcements compiled by SWFL.life
Permit records only Chick-fil-A, with an indoor playground in the plans SWFL.life permit research, not a Midtown announcement

The middle row has been growing all year. TJ Maxx and Ulta Beauty came first. About three months later, in June, came Dana Tyler Boutique, Airport Donuts, Prime IV, Fresh Monkee and Mattress Warehouse, along with word that roughly 25,000 more square feet of deals were in progress. In August, SWFL.life reported that Starbucks was coming, along with Alea, a family-owned Mediterranean restaurant, and Home Sweet Home. Home Sweet Home is a home decor shop and interior design studio from Marco Island, and Carole De Silva Piques leads its design services. Earlier coverage of the groundbreaking also listed GoodVets, Mathnasium, SugaringLA and UPS among the businesses that had signed.

The bottom row needs care. SWFL.life found the Chick-fil-A in public permit data and says plainly that the information "did not come from an announcement by Midtown at Bonita." There's no confirmed opening date.

LowBrow Sets the First Real Date

LowBrow Pizza & Beer is the only tenant with a public target so far, and it's a local name. The Midtown restaurant will be the second location of a Naples restaurant. Citing an interview with owner Antonio Longobardo, SWFL.life reported that the restaurant is aiming to open in the first two weeks of December 2026, though no official grand-opening date has been set.

The plans explain why LowBrow is a good example of the custom buildout. The restaurant will take up nearly 5,000 square feet. It will have an indoor-outdoor bar with garage-style doors, patio seating and a large glass front. Out on the patio there will be a 10-foot-tall rock hand sculpture, and inside there will be themed booths, one of them modeled on the Super Nintendo game console. None of that comes with a shell space. Every piece of it gets built after the contractor hands over the keys.

SWFL.life also reported that LowBrow will take job applications at the Midtown restaurant on Nov. 1 and 2, from noon to 3 p.m. That's this Sunday and Monday. Hiring a month or more ahead is usually a sign a restaurant is getting close, but it isn't an opening date.

The Neighbors Who Arrived First

Midtown's apartments are already ahead of its shops. Paradiso Bonita Springs, the 400-unit apartment community inside the development, now says "Now Open" on its website. The project's website also lists plans for a 165-key boutique hotel, but gives no opening timeline.

That order fits the plan. According to SWFL.life, the apartments and hotel are meant to give Midtown's businesses "a built-in customer base." With hundreds of households living on site before the first restaurant opens, each new tenant opens to neighbors already within walking distance. That helps explain why the tenant list leans toward daily stops like coffee, bagels, donuts, Pilates and a nail bar, alongside the dinner spots.

For Quail West, the stretch past Exit 116 now has residents of its own.

A Season Calendar for the Drive Home

Putting together what has been reported, here's the order of the next few months:

  1. Nov. 1 and 2, noon to 3 p.m. LowBrow Pizza & Beer takes job applications on site.
  2. Fourth quarter of 2026. Midtown's first businesses expected to open, as reported in late summer.
  3. First half of December 2026. LowBrow's target opening, with no grand-opening date announced yet.
  4. No date yet. Starbucks, Alea, TJ Maxx, Ulta Beauty and the rest of the announced tenants, each finishing its own space.
  5. No date yet. Chick-fil-A, known so far only from permit records.
  6. No timeline published. The 165-key boutique hotel.

The other new spots around Bonita Springs this fall are a separate story; our Bonita Springs neighborhood guide covers the wider area. On Bonita Beach Road east of the interstate, LowBrow's December target is the first date on the calendar.
